Charge for use

A charge for use, which is divided into two parts, is required to be paid monthly. The 1st charge for use includes those building-specific cost items which the residents can influence within their building. These are costs resulting from heating, water, electricity, and building maintenance. The 2nd charge for use includes the costs at the level of Vaso company. These include repayment and interest costs of loans taken for the construction of the building, the marketing and administrative costs, reservations for periodic maintenance needs, and at the level of the company as a whole the costs of services acquired following bidding competitions, e.g. building management, building insurance, and broadband Internet connection.

The capital costs, i.e. interest and repayments as per housing loans, amount to about 45% of the charge for use. Vaso's capital costs are in the so-called distribution system, which means that Vaso company decides as to each property's share of the capital costs. 

The charge for use includes the costs of water or advance charge for water, broadband Internet connection, and car parking at most of the locations. There are property-specific differences as regards the amounts charged for car parking, sauna, and other use-based charges, and these the residents can decide upon jointly with the building manager.
